Professional Home Loan Packages

You qualify for benefits
most borrowers never see

Doctors, nurses, accountants, lawyers and engineers have access to specialised home loan packages that eliminate LMI, reduce rates, and allow higher LVR borrowing. Most professionals never claim these benefits because their bank doesn't tell them — and most brokers don't know to ask.

If you have paid LMI on a recent purchase, you may be paying a "professional tax." LMI waivers exist for your profession — but only if you know to ask and know which lender offers them. Adrian identifies which lenders have the best professional policies for your specific situation.

Who qualifies

Which professions qualify
for LMI waivers in 2026?

Professional LMI waiver policies have expanded significantly in 2026. More professions qualify than ever before — and income thresholds at many lenders have been reduced or removed entirely. Here's where each profession stands.

Doctors, Surgeons & Specialists

✓ Up to 95% LVR — No LMI

GPs, surgeons, anaesthetists, physicians, psychiatrists and all registered medical specialists. One of the strongest professional packages available in Australia.

  • Current AHPRA registration required
  • No minimum income at most lenders
  • Applies to both owner-occupier and investment
  • Locum income accepted with invoice history

Dentists & Orthodontists

✓ Up to 90–95% LVR — No LMI

Dentists, orthodontists, oral surgeons and prosthodontists. Policy varies by lender — some extend the 95% LVR benefit available to medical doctors, others cap at 90%.

  • Current AHPRA registration required
  • Dental practice ownership assessed favourably
  • Income from multiple chairs or associates included

Registered Nurses & Midwives

✓ Up to 90% LVR — No LMI

Registered nurses and registered midwives employed by a hospital. A significant policy expansion since 2024 — nurses were historically excluded from professional LMI waivers but are now eligible at select major banks.

  • Minimum income $90,000/yr at most lenders
  • Hospital employment required (not community based)
  • Enrolled nurses generally not eligible
  • Overtime assessed at 100% at eligible lenders

Accountants & Finance Professionals

✓ Up to 90–95% LVR — No LMI

Chartered Accountants (CA), CPAs, CFAs, FIAA members, auditors, actuaries and CFOs. Some lenders removed income minimums in 2026 for accredited members with strong credit histories.

  • Current CA, CPA, CFA or FIAA membership required
  • Min income $120k–$150k at most lenders (some waived)
  • Adrian's accounting background is relevant here

Lawyers & Legal Professionals

✓ Up to 90% LVR — No LMI

Solicitors, barristers, judges and magistrates. Most major banks include legal professionals in their professional packages — and some have removed income thresholds for practitioners with strong credit profiles in 2026.

  • Current practising certificate required
  • Min income $120k–$150k at most lenders
  • Extends to investment properties at most lenders

Engineers & Allied Health

✓ Up to 90% LVR — No LMI

Civil, structural, electrical and mechanical engineers are now widely eligible in 2026 after being upgraded to Tier 1 status at many lenders. Allied health professionals (physiotherapists, chiropractors, optometrists, pharmacists) also qualify at select lenders.

  • Engineers: chartered membership typically required
  • Allied health: AHPRA registration required
  • Pharmacists: min income $100k at CBA and select others
What the waiver is actually worth

How much LMI
are you avoiding?

Lenders Mortgage Insurance protects the bank — not you — in case you default on your loan. As a borrower, you pay this premium upfront (or capitalised into the loan), and it can cost anywhere from $8,000 to over $45,000 depending on your loan size and LVR.

The professional waiver eliminates this cost entirely. A doctor purchasing a $900,000 property with a 10% deposit saves approximately $24,000 in LMI that a standard borrower in the same position would pay. That saving can instead sit in an offset account, reducing interest from day one.

Beyond LMI, professional packages also typically include a rate discount of 0.10–0.20% below the standard variable rate — on a $700,000 loan, that additional saving alone adds up to $1,400–$2,800 per year.

One important note: LMI waiver policies, eligible professions, income thresholds and maximum LVRs change frequently. The figures below are indicative. Adrian checks current lender policies at the time of your assessment to confirm exactly what's available for your profession and loan size.

What the full package includes

It's more than just
waiving LMI

$0 LMI
No Lenders Mortgage Insurance

Borrow up to 90–95% LVR without paying the LMI premium that standard borrowers pay — saving $15,000–$45,000 upfront that can instead sit in your offset account.

0.20% off
Discounted Interest Rate

Professional packages typically include a rate discount of 0.10–0.20% below the standard variable rate. On a $700,000 loan that's $700–$1,400 per year — compounded over 30 years.

100%
Overtime & Allowances Assessed

Standard borrower assessment typically shades overtime by 20–30%. Professional packages at eligible lenders accept 100% of overtime, shift allowances, and on-call payments — increasing your borrowing capacity.

10%
Deposit for Investment Property

Most lenders extend the professional LMI waiver to investment properties — allowing eligible professionals to build a property portfolio with a 10% deposit and no insurance cost on each purchase.

2026 eligibility summary

At a glance:
which professions get what

This table summarises the current professional LMI waiver landscape in 2026 across major lenders. Individual lender policies vary — some offer better terms for specific professions. Adrian compares the full panel to find the best match for your profession, income, and loan size.

A partner who is not a professional does not disqualify you. As long as one applicant qualifies and holds a significant share of the income or equity, most lenders will apply the waiver to the full joint loan.

How it works

From eligibility check
to settlement

01
Confirm your eligibility

Adrian reviews your profession, income, membership status, and intended loan to confirm which lenders offer the best professional package for your specific situation. Some lenders suit certain professions better than others.

02
Compare professional packages

Adrian compares the full professional package — not just LMI waiver, but rate discount, income assessment policy, offset features, and any investment property eligibility. The best package for a doctor may not be the best package for an accountant.

03
Pre-approval with waiver confirmed

Adrian submits your application with the professional waiver applied, ensuring it's confirmed at pre-approval stage — not after you've committed to a purchase. The LMI waiver should be locked in writing before you exchange contracts.

04
Settlement — full savings realised

At settlement, the LMI premium is absent from your loan — it's simply not charged. The saving goes straight into your loan balance and can be directed to your offset account from day one, reducing interest immediately.

  • Yes. Most major Australian lenders offer LMI waivers for medical professionals including doctors, surgeons, dentists and specialists — allowing them to borrow up to 95% LVR with just a 5% deposit and zero LMI. On a $900,000 loan at 90% LVR, LMI typically costs $20,000–$24,000 for a standard borrower. The waiver eliminates this entirely. You must be currently registered with AHPRA and practicing in Australia.
  • Yes — since 2024, select major banks and tier 2 lenders have extended LMI waivers to registered nurses and midwives up to 90% LVR. Most require a minimum income of $90,000 per year. You must be a registered nurse (enrolled nurses are generally not eligible) employed by a hospital. A broker identifies which specific lenders offer this policy and structures your application to qualify. Westpac was among the first major banks to extend this benefit to nurses, and others have followed.
  • Yes. Certified accountants holding current CA, CPA, CFA, or FIAA membership can borrow up to 90–95% LVR without LMI at most major lenders. Most require a minimum income of $120,000–$150,000, though some lenders have removed income minimums in 2026 for accredited members with strong credit profiles. The waiver typically extends to investment properties as well as owner-occupier purchases.
  • Yes. Most lenders apply the LMI waiver to the full loan as long as one applicant qualifies as a professional. Your partner does not need to be in a qualifying profession. The qualifying applicant typically needs to hold a significant share of the income or equity in the purchase, but the waiver extends to joint applications at most major lenders. Adrian confirms the specific requirements for each lender at the time of your assessment.
  • Yes — most lenders extend professional LMI waivers to investment properties at 90% LVR, not just owner-occupied homes. This allows eligible professionals to build a property portfolio with a 10% deposit and no LMI cost on each purchase. Some lenders limit nurse and allied health waivers to owner-occupied only — Adrian compares which lenders offer investment property coverage for your specific profession.
  • A professional package is a specialised lending product that recognises the low default risk and high earning potential of professionals in medicine, law, accounting, engineering, and related fields. Benefits include: LMI waiver up to 90–95% LVR; discounted interest rates 0.10–0.20% below standard variable; higher income assessment (overtime and allowances included at 100% at eligible lenders); and in some cases, access to dedicated private banking services. The package exists because lenders actively compete for high-income professionals as long-term customers — but you have to know to ask for it.
  • Possibly yes. Most professional LMI waivers focus on your profession and registration status, not your current income level — particularly for medical professionals. Banks understand that junior doctors and early-career professionals have strong future earning potential even if current income is modest and HECS debt is high. HECS repayment obligations do reduce your assessed borrowing capacity, but the professional waiver on LMI remains accessible regardless. Adrian models the exact impact of your HECS balance on your borrowing capacity as part of the free assessment.
